BTW, how many acres?

And is it located in Broome county? (I ask this because just recently someone was telling me horror stories about Broome county regulations on putting in a septic system.)

Yes, it's in Broome County. You know where it is, I'm sure, because it's right on the corner across the road from my parent's horse barn.

My parents have about 300 acres, but their acreage is bordered by land owned by my aunt, which is bordered by land owned by my uncle, all parcels of which were meted out from my grandpa's farm acreage after my grandparents died. As long as no one sells out (which I fervently hope against, as one of my other uncles had to sell a piece near my parents), we have very few people nearby and lots of land to roam.

The reason why we're planning to build on this particular spot is because it used to be the site of a house my grandpa kept for hired hands to live in. My parents have paid extra land taxes on it for the last 14 years or so, anticiptating that one of us children might move there.

It's under the "Grandfather Clause," which allows us to replace the septic tank, etc., without having to follow all of the newfangled, headache-inducing, extremely expensive regulations that we'd be required to follow on any peice of land that hadn't already been prepared. Plus, we'd only have to clean the well out instead of digging an entirely new one, which also saves a huge chunk of money.

Gotta love those "Grandfather" clauses.

I know where your parents live, but I couldn't remember if that was just outside Broome county. I thought it was in Broome county, but . . .
